Gurgaon: DTCP Issues Showcause Notices to Developers for Maintenance Lapses

Gurgaon, 10 July 2024 – The Department of Town and Country Planning (DTCP) has issued showcause notices to three more developers on Monday, citing lapses in maintenance within their societies. This follows the issuance of similar notices to 38 group housing societies last week after recent incidents of falling plaster chunks from high-rise buildings.

The latest incidents were reported from Paras Dews in Sector 106, Spaze Privy in Sector 93, and Parsvnath Exotica in Sector 53. The developers receiving notices on Monday were Spaze Towers, Paras Buildtech, and Parsvnath Developers. These developers have been asked to assess the condition of their societies within 15 days and provide explanations for the maintenance lapses.

“This is a severe oversight and failure by developers. The notices demand that the builders provide a detailed explanation for these lapses within seven days. Additionally, they are required to perform a thorough survey of their respective housing societies within 15 days, focusing on the condition of balconies, walls, stairs, and other critical parts of the building,” an official stated.

The survey aims to identify and address maintenance issues, prioritizing those posing immediate risks. The DTCP has instructed that all identified deficiencies during the survey be promptly addressed. “Developers must prioritize rectifying critical issues to ensure residents’ safety. The notice emphasizes that any negligence in this regard will be considered the developers’ responsibility. Also, DTCP has warned that non-compliance with directives will lead to action,” the official added.

Over the past week, four such incidents have occurred, with two resulting in serious injuries to residents. Following these incidents, DTCP issued notices to 38 societies on Friday, instructing them to conduct surveys.

The department’s swift action underscores the importance of proper maintenance and safety measures in high-rise buildings. Residents’ safety remains a top priority, and the DTCP is committed to ensuring that developers adhere to the highest standards of building upkeep and management.
